What is a short sale?
A short sale is a real estate transaction that takes place when a lender allows a borrower to sell their home for an amount that will not fully satisfy the loan. This is subject to the lender’s approval of the selling price.
Who qualifies for a short sale?
Homeowners who are facing a financial hardship such as job loss, relocation, job transfer, decreased income, medical expenses, vacant rental property, and other similar situations can qualify for a short sale.
Can I short sale if I can’t afford closing costs?
Yes! Your lender will pay all traditional sellers’ closing costs including your Realtor’s commission.
Who will pay my Realtor’s commission?
As mentioned above, your lender will pay your short sale Realtor’s commission.
Can my lender come after me later for a deficiency judgment if I short sale?
In most cases, lenders forgive borrowers of the deficiency at the short sale’s closing. In some rare cases borrowers are required to pay back a portion or the entire deficiency amount; this is happening less and less.
If I am short selling a rental property, can my renters stay in the home?
Yes. They will need to be cooperative when it comes to getting the home ready for showings to ensure you will attract a buyer soon. Uncooperative renters can make it difficult to sell a property.
