Before Hiring a Listing Agent…
If you are considering a short sale, you should know that an experienced Baltimore short sale Realtor is a MUST! The short sale process differs greatly from a traditional sale and requires an agent with extensive knowledge in the area to successfully complete one.
So how can you as a seller make sure you hire a competent listing agent? The first way is to call us! Our agents are not only experienced in short sales, but all have access to our short sale training program as well as many other resources. The average agent within our network has closed more than 50 short sales!
Short Sale Lingo
Like every area of business, short sale Realtors have their own set of vocabulary pertaining to short sales. Here are some examples of questions to ask potential listing agents.
- How many short sales have you closed?
- This will give you a great idea of exactly how experienced the agent it.
- How long does your average short sale transaction last?
- In many cases this is out of the listing agent’s hands. However, if the agent consistently takes long periods of time (a year or more) to close deals, it’s abnormal.
- Do you typically get borrowers forgiven of the deficiency?
- The deficiency is the difference between the loan payoff and the sale price. For example, if a borrower owes $100,000 on a home and sells the home short for $75,000, they still owe the bank the deficiency $25,000. Our Realtors communicate very well with lenders, generally resulting in complete forgiveness for the borrower.
- How often do you communicate with the lender?
- This is very important! Listing agents need to be in constant contact with lenders, keeping the seller and buyer’s agent informed along the way. Harassing the bank is unnecessary, but showing you are serious about the transaction is a must.
- Will you charge any fees at all?
- You should never be charged a penny throughout the short sale process. Your lender will pay all of your closing costs, including your Realtor’s commission. We do not allow any of our Realtors to charge sellers any fees of any kind.
